Yes agree I do not want to be too cute and end up with nothing. I think offer one is the better based on two
years with option on three, and they cover all the updates on their own. I think the painting of the entire interior
would be $10k if not more.

Brooke's offer is only for 1 year and they are asking you to paint the whole interior. The 1st offer is willing to paint at their
expense. That is worth several thousand alone.
We want to handle both offers carefully. I explained to Ike the other day that it is easy to go from multiple offers to no
offers.
I recommend offer 1 as is or if they could come to $8350 for the 1st 2 years.
The other option is to go to both offers and ask for their highest and best offer. This can work against us.

I am not sure I want to ask for the 8400 from Brooke. The is only 600 and having the option on year three is a nice thing.

They are not only well-qualified but are meticulous tenants and would be the

Their offer is as follows:
Lease Term- 24 months with an option to renew for a third year
Monthly rent- $8000
Occupancy- July 1, 2014
They request landlord's permission to paint at tenant's expense in neutral colors.
They would also like to remove carpets in family room and second floor due to severe allergies. (It
appears there is hardwood under the carpets- please confirm.)
I have attached an application to rent with references and the Gonzalez-Miranda's will provide a
credit check if the terms are acceptable.
