I do not think we will sell Oak. We will try to rent it again. We feel that this house at this size in this location is a good
place for new families who are moving to NC but unsure if they want to buy or rent or where they really want to live.
Timing is more for families that are moving from one location to another who are hoping to finish out the school year.
Winter just does not show houses well when it is so cold and no green on the trees.
With rates going higher the rent is not bad especially compared to NYC rents.
We can try to come up with a level of rent that works for both of us..

Ike, that's a great idea. I love your house and have enjoyed being here the past three years. It's true- I need to move for
economic reasons, but can accommodate your schedule. I assume you are planning to sell your house. We could make
an arrangement that either party can end the lease with 45 days notice. In terms of the monthly amount, i was looking
at the four bedroom townhouse on Church street that's available at $3,800 a month. But we can work something out
that's mutually acceptable. Also, I'll have the back rent for you soon. I still have two large checks pending that should
arrive this month or in February. Either way, I guarantee i will catch up on the rent, including the late fees. It's a matter
of "when" not "if".

I know that you like the house at 12O Oak and it's convenience to town, schools and train. I am guessing the main
reason you wish to move it price more than anything. Is the a rent level that you think fits in your budget that we
could agree upon starting January that would keep you in the house until the end of April or May.
In speaking my realtor he said the ideal time to try to put a rental house on the market closer to the end of the school
year.. Perhaps this will help you get your finances in order and not have to come up with another security deposit in
the meantime.
