Moens has had this listed for a while starting at $7.8M and most recently at $5.9M. I negotiated a short-term right to buy it at $4.975. (Moens forewent a commission to help make that happen.) The current owner took the property as part of a trade with cash for something bigger and never moved in. The land is 75' (lakefront) by 150' and the house has 6000 sf. Moens just sold a smaller house which just closed on a dry lot in the cul de sac for $4.6. The cul de sac has 7 houses - 3 on lakefront sites. I think (and Moens, McCann, Frisbie and Koch concur) that this is well under land value ($6M+). It can be still be seasonally rented for $150,000 and then fluffed for resale. Or Steve Alexander and I have a plan to run a sober house that we can use it for. As a lawyer I have represented three owners in buys or sells of this house over the years including Charles Bronfman's sister, Minda (her estate).
