This is a 12% reduction off asking. We have been on the market less than 2 months, have many customers circling/bringing in their architects, and on top of this, Spring is here, so the building shows even better than when you saw it. (I oblige you to come back and have another look, the difference is astounding). This is a great deal at $11mm. This offer is $500k less than his "bottom line," and it took a tremendous effort by me to get him to this point. I know you are extremely intelligent and a great negotiator, and I told the owner you are not a person to mess with. You are free to do any inspections you want, but we will continue to show the building until contract is signed. Comps and the area: In the building next door, the Arman at 482 Greenwich, PH sold less than a year ago for a touch over $10.5mm ($4,675 sq ft), and it is directly on Canal. At 497 Greenwich, the PH is on the market for $14mm is approx 3500 sq ft and approx $10k/mo to carry. The commercial condo across the way (481 Greenwich) has a PH for sale that is approx 4,500 sq ft and is asking $9.9mm (it needs a complete GUT and was recently reduced from $10.5mm). 22 Renwick is also breaking ground soon, which will be another luxury, ground-up new construction to add to the area and will likely be asking around $2500/sq ft +. The area is a hot one, has been recently upzoned, and prices will continue to rise. 484 Greenwich is a one of a kind building, has a private attached garage, stands 30' wide at the base, has three outdoor spaces, and low monthly nut.
