Dear Terje,
as per your e-mail request of today, I am re-sending below and attached plus with further e-malls some of the
communications with regard to the Castle in question.
You and especially the party interested in purchasing should know, that the owner said to me some weeks or months ago
to have accepted some other broker to offer it abroad at a much higher price than the one I offered it to you in the
beginning, I believe more than 1/3 higher. He will therefore not be open to any lower offers on our original price of Euro 30
Million. As he insists that the commission he, the selling party, would have to pay me has to be on top of this price he wants
to receive in net, any offer would have to include this my commission and would therefore have to be Euro 30 Million plus
2.4 % (2% plus VAT) = Euro 30.72 Million (Thirtymillionsevenhundredtwentythousand Euro).
This is unusual but the sellers are unusual and I prefer to be straight about the conditions instead of raising the price to
some round figure, where the interested purchasing party would feel cheated, because after some interest shown by him
the price then rises. Nobody would appreciate that !
But I have maintained my line from the beginning - see 1st paragraph on e-mail attachment "Offer 12 Jan 2011" sent on 13
Jan. 2011 and also second paragraph headed IMPORTANT at end of e-mail dated and sent on 21 January 2011.
All this said I am now supplying you the information requested.
Hope to see you too at the beginning of August. Please let me know, should you want to stay with us in Cervignano on the
occasion of this visit. Our invitation would obviously also apply to your friend, the purchasing party, should he be satisfied
with our humble lodging with Internet not reliable and outdated bathroom facilities. - Otherwise we are happy to suggest
suitable hotels in Trieste.
